Sell your home fast with curb appeal

First Impressions Are Important

The exterior or “face” of your home is the first thing prospective buyers will see, both online and when they drive by to take a sneak peek!  Your home’s exterior should be warm, inviting, and encourage buyers to see what’s inside.  There are several small and inexpensive things you can do to give your house a quick facelift for potential buyers.  It can make a world of difference without a lot of time and effort.

Here are 8 steps to give your home that beautiful curb appeal it deserves:

  1. Start with your mailbox, is it in good shape?  You may not need to replace it, but a new coat of paint can make a world of difference if your mailbox has seen better days.
  2. Now move on to the lawn and shrubbery.  You want to start by making sure your lawn and bushes are trimmed and well manicured.  Cut back any trees that may be blocking walkways and trim back shrubs that may be blocking views from the windows inside.  If your lawn is dead and brown, you should attempt adding a little seed and nitrate fertilizer as well as increase the watering time.  Within a week or two there will be a noticeable improvement.  There is no substitute for having a well-manicured landscape and a beautiful green lawn.
  3. If your garage door has a couple of small dents and scuffs, try banging them out with a rubber mallet softly.  If it looks like it was hit by a car or its ready to fall apart, you should consider replacing the broken panels if its metal or replacing your old wooden garage door with a new roll-up.
  4. Give it a good wash:  A quick pressure wash on the cement and the stucco can be a very inexpensive way to brighten up the entire outside of your home.  If you don’t have a pressure washer, I would suggest checking with the neighbors first, and if they don’t have one, you can always rent one from Home Depot or Lowes for a small fee. Also, make sure to clean your windows and screen.  Clean windows will make your home inside and out!
  5. Now, let’s take a look at the trim along the house.  A quick coat of paint is very inexpensive and will make a world of difference in the eyes of potential buyers.
  6. Speaking of painting, let’s talk about that front door!  Depending on the type of front door you have, consider painting or re-staining it.  A beautiful front door can make your home stand out from the competition in the neighborhood.
  7. How’s your roof?  A new roof is a very costly upgrade for you as well as potential buyers.  If your roof is obviously in poor shape, you will need to take this into consideration.  You may be able to have a roofer come out and make some minor repairs and cosmetic improvements which will keep the roof from standing out as much to potential buyers.
  8. Finishing touches:  Lastly, consider adding some fresh flowers and potted plants.  Accenting the walkways and doorway will make your home more inviting and bring some added color and life to its appearance.

I know it can be overwhelming, but I suggest picking your top two or three items and start there.  Taking a few of these steps prior to listing your home can add thousands to the sales price as well as increased interest.
